Villa renovation in Dubai: a step-by-step guide for owners

In short

A full villa renovation in Dubai takes 4–8 months from contract signing to handover. The sequence is: site visit, scope agreement, concept and CAD design (4–8 weeks), authority approvals (2–6 weeks, parallel), build and fit-out (3–6 months), styling and snagging (2–4 weeks). Major decisions cluster in weeks 2–6.

Week 0: The first site visit

Before you sign anything, walk the villa with the studio. The first site visit is free at ZuriSpace and produces a one-page scope memo that becomes the basis of your quotation.

Weeks 1–2: Quotation and Meet & Agree

We issue a bespoke quotation and walk you through it line by line. By the end of week two, you should know your total project budget within ±10%.

Weeks 3–8: Concept and CAD design

Mood boards, color schemes, materials, full architectural and interior CAD, joinery shop drawings, lighting drawings, and a fully-specced FF&E schedule. Authority approvals start in parallel by week six.

Weeks 6–12: Authority approvals

Dubai Municipality, DDA, Nakheel, Emaar or your relevant community authority. ZuriSpace handles approvals through licensed consultants; your job is to be available for any owner-signature requirements.

Weeks 8–24: Build and fit-out

Demolition, MEP, joinery installation, stone and finishes, lighting, paint, FF&E delivery. Site visits weekly with progress shared by WhatsApp daily.

Weeks 22–28: Styling and snagging

Final styling, soft furnishing, art hanging, and a 30-day snagging window where every defect is documented and corrected.
